Van grasland naar duurzaam woon- en industrieterrein

Huisweid Warmenhuizen

Waar voorheen onbenut grasland stond, staat nu een volwaardig en energieneutraal industrieterrein. De nieuwe bedrijfspanden en woningen zijn verbonden door 800m2 Porodrain® systeem, waarmee watercompensatie volledig is gerealiseerd. De Huisweid Warmenhuizen is een bijzondere plek geworden waar wonen en werken samenkomen.

Visie en bestemmingsplan

In 2015 verzamelden zes bedrijven en particulieren zich in een CPO voor een energieneutraal bestemmingsplan, met Swan Art & Build architect Jaap Swan aan het hoofd. Het gebied zou een samensmelting worden tussen wonen en werken met duurzaamheid als leidraad. In overleg met de gemeente Schagen is een bestemmingsplan uitgerold voor ca. 5800 m2 grond. Grond wat voorheen enkel grasland was, zou binnen 4 jaar verscheidene bedrijfspanden en -woningen huisvesten. Na een eerste verdeling van kavels door Swan Art & Build, werd landschapsarchitect Joost Vos ingezet om het bestemmingsplan verder vorm te geven. Maar zonder een bestaand waterafvoersysteem zou water al snel de grootste uitdaging blijken.

Waterafvoer met Porodrain®

Door de verdeling van de kavels en maar één mogelijkheid voor de toegang tot de locatie, was verbreding van de bestaande sloot aan de westkant van het plan geen mogelijkheid. Daarnaast moest het grasland plaatsmaken voor ca. 2500 m2 verharding, bestaande uit gebouwen en bestrating. Om waterafvoer te compenseren werden conventionele oplossingen besproken met het waterschap. Deze vielen één voor één af. Bijvoorbeeld door de aanwezige zeeklei in de ondergrond was infiltratie (kratten o.i.d.) onmogelijk.

In gesprek met MBI is men uiteindelijk gekomen tot een functionele en esthetische oplossing: het Porodrain® systeem. Dit systeem bestaande uit een lavapakket ondergrond met daarop open bestrating bergt, infiltreert, zuivert en voert hemelwater vertraagd af. Met een groot waterbergend vermogen kan het Porodrain® systeem voldoende water bergen en afvoeren om de verharding volledig te compenseren. Bovendien hergebruiken enkele kavels het hemelwater wat wordt opgevangen op eigen terrein. Het terrein is dus niet enkel functioneel en duurzaam geworden, maar ook esthetisch voldoet de Porodrain® aan de eisen.

Plannen voor uitbreiding

Ook is aan de toekomst gedacht. Het lavapakket is namelijk ook toegepast op een stuk bestaand privéterrein wat grenst aan het nieuwe industrieterrein. Dit is gedaan op wens van de eigenaren, zodat in de toekomst het Porodrain® systeem verder doorgetrokken kan worden voor beter waterbeheer op De Huisweid te Warmenhuizen.
